The Shoals offers a unique waterfront experience on the North Fork, praised for its stylish design, comfortable rooms, and convenient location near Greenport and wineries. I had visited the Shoals a few times for their amazing happy hour and food truck. This time I had the privileged to work with Lauren Conklin on planning a work retreat here. It's hard to put into words how amazing an experience it was. The planning process with Lauren was perfection - truly have never enjoyed planning a retreat more. When we got there everything was completely taken care of and the whole Shoals team even added extra touches that made the experience truly special. Everything was so smooth and we all really enjoyed chatting with the whole Shoals team. A number of us couldn't leave without getting some Shoals swag. The food was amazing, the vibe was so relaxed and enjoyable, and everyone on our team had an amazing time. All 13 people we brought there gave it 5/5!!
TL;DR: The Shoals is a boutique motel minutes away from Greenport and NoFo Wine country. While the rooms are clean, your mileage will vary wildly depending on what you’re willing to tolerate for the price you pay. We booked a Patio King, which sits underneath the Terrace King suites and is situated in the back half of the property closer to the highway. The Pluses: The rooms are very clean and look exactly like the photos. The decor is mid-century minimalist, but evokes the maritime charm of the surrounding area. Our room included a kitchenette (though we didn't use it as there is no exhaust outlet for smoke), Malin+Goetz toiletries, a Lavazza pod coffee maker, and a generally comfy, medium-firm bed. The outdoor common area features a hammock, fire pit, and a row of Adirondack chairs facing the water. The Minuses: Comfort and thoughtfulness are completely missing from your stay here. I would consider this property an upscale motel rather than a boutique hotel, as the necessary service simply isn't there. The Noise: Our room had a constant, vibrating rumble at all hours—and I do mean constant. Staff claimed it was the marina next door and offered earplugs (sorry, not sorry—I'm on vacation and not wearing earplugs in a premium paid room). The marina isn't running 24/7, and it was actually quieter outside than inside our room. It's clearly the building's internal HVAC or mechanicals reverbing through the walls. They should just be honest about it and address it. Paper-Thin Walls: The tranquility other reviewers spoke of was non-existent. We could clearly make out the couple next door talking, the older gentleman next to us snoring, and every footstep from the room above us. Missing Privacy & Amenities: The curtains at the front of every room are sheer, meaning anyone walking by at night can see straight into your room. On top of that, our "Patio King" room was completely missing the patio furniture. They also apparently have complimentary bikes, but we had no idea because neither the staff nor the online check-in ever mentioned it. Breakfast Bait-and-Switch: They no longer provide a continental breakfast, which we didn't learn until after booking. Instead, you get a $10 voucher for breakfast if you drive a few minutes into town to Stone Street Cafe. They have a GREAT BEC and amazing food, but a $10 voucher doesn't even cover a single meal there. The Verdict: There were far too many uncomfortable moments during our visit. If you are looking for tranquility, calm, and getting the amenities you actually paid for, I do not recommend staying here.
So lovely! Super spacious room and gorgeously comfy and big bed! Very thoughtful amenities (water, coffee in the lobby, all the kitchen items you would need for a short stay). Definitely need a car when staying here.
If you’re accustomed to a certain standard, The Shoals Suites & Slips delivers effortlessly. This is not your average coastal stay. It is elevated, intentional, and executed with a level of polish that is expected but rarely achieved. The suites are impeccably designed, with clean lines, upscale finishes, and a level of comfort that feels more like a private residence than a hotel. Everything was pristine, which should be the baseline, and here it is done right. Service was discreet yet highly attentive. No unnecessary chatter, no missed details, just seamless hospitality that anticipates rather than reacts. The location is ideal. Waterfront views without the chaos, access without the crowds. It strikes that balance between being in the middle of it all and comfortably above it. If your expectations are high, you will not be disappointed. And if they are not, this place will raise them.
We stayed here for one night in the off season (January)--it was frigid outside but our room was incredibly cozy and welcoming. I never write reviews, but I truly loved this hotel so much and had an amazing experience. Room was warm and chic, truly the BEST hotel bed that my husband and I have ever slept in (and we are picky!), great espresso machine that was ACTUALLY easy to use, loved the Malin + Goetz products in the bathroom. 10/10, can't wait to come back at a warmer time of year!
Our stay at the Shoals was the perfect experience for a cozy and comfortable setting to relax and enjoy the views. The rooms are beautifully decorated and spacious with top choice amenities. We cannot wait to visit again.
We stayed at The Shoals Suites for a quick weekend getaway to kick off the New Year. Check-in was easy and efficient, and Mario was great. The location is a big plus, super convenient to the wineries and restaurants in Greenport. The room itself was comfortable and nicely laid out, with plenty of space to relax, eat, and watch TV. That said, a few things felt oddly overlooked. There was no in-room safe, no phone, and no USB outlets at all, which feels pretty outdated at this point. We were glad we had adapters with us. The room itself is modern which was even more confusing. The kitchenette was large and had the basics—cutlery, glassware, a coffee machine, sink, and fridge but no microwave. There was a mini oven and stovetop, but neither worked, and there wasn’t even a pot provided, so they didn’t really serve a purpose. Noise was also an issue; you could clearly hear foot traffic in the mornings, which made sleeping in difficult. Housekeeping and maintenance were where things really fell short. We arrived around 5:30 PM, just before the 6 PM check-in cutoff, dropped our bags, and went straight out to dinner. When we returned, we realized the room was missing basic amenities—no soap, shampoo, or body wash (just a bottle of conditioner), a tissue box with only two tissues left, and a clogged bathroom sink. The toilet paper quality was also surprisingly poor. Unfortunately, by that time the office was closed, so we weren’t able to have these issues addressed. We were also disturbed by a couple of loud knocks on the door despite having the “Do Not Disturb” sign up. Both times, when we opened the door, no one was there. One instance appeared to be a housekeeping cart, and the other may have been related to checkout, even though we had already confirmed an 11:00 AM checkout and it was only 10:00 AM. Overall, the location and room layout were solid, but the experience was let down by small simple details that shouldn’t be missed. With better attention to housekeeping, maintenance, and guest privacy, this could have been a much better stay.
Had the BEST experience at The Shoals!!! Stayed here for the last weekend of summer and it was perfect! 10 min to downtown Greenport. Right on the water!! They even have a food truck on site and it was amazing. Clean, staff is so friendly. Will DEF be back??
An incredible stay at The Shoals in North Fork! This waterfront boutique hotel/botel is the perfect spot to dock your boat and unwind. The rooms are beautifully designed — clean, modern, and super comfortable with a fully stocked kitchen! We loved waking up to the patio with the water views a few feet away. The on-site food truck, Maizeat, is a total standout — the food was fresh, creative, and absolutely delicious. Great bonus: a free light breakfast every morning! The location is ideal — just minutes from Greenport and other charming North Fork towns. The property is kid- and pet-friendly, with a relaxed, welcoming vibe and amazing service from start to finish. Between the stunning sunsets, cozy outdoor spaces, and the convenience of docking your boat right there, The Shoals offers a truly unique and memorable experience. Already planning our return!
If you're looking for tranquility, spacious room and water views, The Shoals is for you! It was peaceful and no problems occurred when we stayed here. Breakfasts were served/delivered in your room daily. It's located few minutes from Greenport and super close to wineries!
