I recommend: this place is solid – in one word. Spacious. Well heated rooms (in Winter). Everything you need. No-nonsense owner/receptionist (in Winter). Clean, and well equipped. Stunning ocean view. We liked it a lot (Nov 2025). Walking distance from Montauk center. If you like the vibe of the Old Montauk Highway—it can certainly work for you. (Expect no bows and whistles—it has all what you need.)

Beautiful location a very short drive or walk from town. Far enough away to have peace but close enough to everything. The owners went above and beyond to make my birthday feel special as well. I cannot praise them enough. Rooms are very clean with wonderful amenities. We absolutely will be back.

Our stay could not have been better. Robert was wonderful and accommodating. Everyone on the premises was friendly. The rooms were well-appointed and clean- and the view! Fantastic! Thank you so much for a week we will not forget!

We had the most wonderful stay here over Labor Day weekend! Rob and Jennie are amazing hosts who have made this place wonderful. I love that they had beach chairs and a nice lawn area to chill. The location is stunning with views of the ocean from wherever you are. Laid back, pleasant, and close to town. The rooms are very spacious. I loved the suite. I would highly recommend.

My favorite place to stay in Montauk. The rooms are large and clean. Good air conditioning. The best heated outdoor pool in montauk. Beautiful views. Walk across the street and down a path to a very private stretch of amazing beach. Close to town but away from the noise. Friendly, helpful staff. Plenty of dry towels provided at the pool. Plenty of umbrellas for shade. Complimentary beach chairs. Five stars!

Love this place! Stayed in a one bedroom (3 beds total) room with my spouse and three kids. It was roomy and clean! The pool was great and right across the road is the beach. They have beach chairs you can take to the beach too. The owner set us up with a grill and we did that a few times. He also gave us what we needed for a bonfire on the beach complete with smore kits!! If you want a clean, nice no frills, grilling, swimming fun vacation that is only a short drive into town, stay here!!

Briny Breezes was the perfect Montauk getaway! The rooms were spotless, the location was peaceful, and the beach was just a short, easy walk away. The owner was incredibly kind and helpful throughout our stay. I accidentally left my work computer behind, and they called me right away to let me know and made sure it was safely returned—so grateful for their honesty and quick action! Highly recommend this place for a relaxing and worry-free stay.
