The Wave Inn offers a convenient location within walking distance of Montauk’s beach and town, praised for its cleanliness and friendly staff. However, guests have repeatedly reported significant issues with thin walls leading to noise disturbances and a lack of privacy, alongside difficulties with room access and inconsistent service.

Don’t do it! I read the reviews about thin walls but still thought “how bad could it be for just one night, on a weekday at that?” Had to call police on adjacent room - woke me up at 4:30am fighting and hitting. I could hear EVERY. SINGLE. WORD. Such a shame because this place would otherwise be a home run. Location A+ Newly renovated A+ Cleanliness A++ Bed A+

Unique pin code hotel door lock - no need for limited or missing hotel cards. Also no need for other locking systems. Felt safe throughout stay. Stay period - end April. Not many hotel guests and people in town or on the beach. Room was relatively quiet. We heard a baby crying a little next door but that was fine. Check in and check out procedures were all online. There was no need to see the front desk staff. Because of that, the front desk staff isn't required to be at the desk all the time. Temporary bag storage might be tricky if one is like us, arriving by train in the morning, and wanting to visit the town without lugging bags around, before getting to check in at 5pm. Room amenities- liked the very bright room lighting, fridge, microwave, toaster, coffeemaker, and dishwasher in the room. Enough kitchen utensils provided to prepare a meal and serve (eg: chopping board, knife, bottle opener, can opener, glasses, mugs, plates, bowls, spoons, forks, steak knife, butter knife). Also enough cleaning agents provided- dishwasher tablets, dishwashing liquid, and scouring pad. Really feels like home! IGA Montauk is about 5mins' walk away to stock up on groceries and prepare a meal in the hotel room. Walkable in less than 5 minutes to the beach, supermarket (IGA Montauk), eateries in town. Appreciate the kind and friendly staffs -the front desk and the housekeeping staff. They take pride in doing their jobs and extending hospitality to us. The only little cons was the headboard attached to the beds. Sometimes it hits the wall when we move a little in our sleep. It might annoy the guests next door. I'm not sure if putting it totally against the wall or much more away from the wall would help.

Overall was decent. However the TV would not turn off with the remote. It would shut off the cable box but tv stayed on. More importantly the door lock was funky. We had trouble getting in at night and then the following morning we couldn't get in at all. Called both the front desk and emergency number and didn't get any response. Had to wait about 45 mins until 9 am for staff to get there. And then another 10 mins for them to help us. To me that is unacceptable. Especially if it was an actual emergency with medication or something else locked in the room. The people that helped us were nice enough, but seemed to doubt that we were having trouble getting in. In any even I would probably have to think twice about staying here again given the room access and response issue.

Fresh, modern rooms with kitchen - including fridge, micro, toaster, plates, utensils, and dish washer - comfy bed with extra blankets, a pull out couch with sheets, flat screen TV, dresser, table and 4 chairs. Very clean. Nice, small bathroom with a large shower and plenty of towels, soaps, and a hair dryer. Light floods the room when the curtains are drawn. Everything worked well! 5 minute walk to the beach, and there is a seasonal pool outside.

This is the kind of dump you only want to stay in if you plan to remain drunk or drugged up. When I first opened the door a bunch of bedbugs happily escaped. When I woke up sober the next morning I was glad to see a bunch of bulldozers lined up, I just hope they were there to level this place.

Location is excellent, walking distance to everything in town, and right across from the beach. We booked 2 nights Friday- Sunday during the Montauk Fall Festival, a nice little getaway for Columbus Day weekend. We only stayed one of the nights we booked because the room was terrible. The room was clean and neat but I’m guessing it’s a seasonal motel because the room does not have central heat. There was a space heater provided though. Bed was a memory foam mattress but it was not very comfortable. The worst part of the stay was that the walls are paper thin . We could not sleep all night as we heard the couple next door having sex, loud moans and heavy breathing like they were in the room with us. (good for them, they were thoroughly enjoying their evening but we did not need to hear it!) After they were done, we still didn’t get any rest because we heard every word they said, every fart, every cough and eventually their loud snoring as if they were in bed with us. It was awful and although we enjoyed Montauk and the fall festival the next day, we left Saturday night . I know better for my next visit to Montauk , I will never book at this place again. Rooms are affordable but they should come with ear plugs and ambien.

Don’t stay here if you value sleep or sanity. Caters to a crowd that likes to party at local bars and the motel walls are super thin - so pregame music, late night stomping around, doors slamming, etc. are highly audible. There was a huge commotion at 2am that lasted about 30min nonstop and there was absolutely no staff available to monitor or put a stop to the noise.

The most uncomfortable mattress I’ve ever slept on – I barely got any sleep. A pullout couch is more comfortable. The walls are paper thin, and we could hear babies crying in the room next door all night. While the location is great, the room itself is not a place where you can truly relax. I will say everything seemed clean. Pool seemed nice but didn’t go in. But thankfully, we were only here for one night, and unfortunately, we wouldn’t choose to stay again.

Location was ideal but it seems the Inn takes advantage of that fact. They know people will pay to be on the beach but the building is run down and out of date. New flooring has been placed over severely warped floors in the rooms. Boards on the upper deck are very old. Sheets for the pull out had something on them that looked like excrement. Gum stuck to the bottom of the dining table. Location, sure, but those little things make a difference. You could also heare everything through the walls. People were very loud on the deck most of the night. Could hear exactly what was on the TV in the next room, etc.

The AC in the unit had broke prior to us checking in so they put a temporary AC in the bedroom window. The AC wasn't secured AT ALL. It was falling out of the window you could see completely out and its right next to the bed so l did NOT feel safe. I asked the front desk to accommodate us because I didn't feel comfortable or safe and she didn't believe me so she walked up to the room with me saw what I described and told me to put the curtains over it so nobody could see in. Funny because there is no curtains in the room. In the living room/kitchen area they put a FAN. So that room was always about 75-80 degrees. Attached is a picture of the AC in the window that people are walking past… next to our bed.
