A lovely B&B in the heart of town at a great price. Stayed here 3 nights while in town for a conference. Would stay here again - many thanks to the wonderful staff.

The host was incredibly welcoming, the service was exceptional, and the breakfast was delicious. We couldn't have asked for a better experience and can't wait to come back. We absolutely loved our stay at this hotel. It’s hard to put into words the atmosphere and coziness- the fireplaces, antique details, and overall charm made it feel very special. The breakfast was delicious, and our room was very comfortable, especially the bathroom and shower, which were beautifully designed. We also really appreciated that beach towels and chairs were provided. We were lucky to experience wine and cheese service, which made our stay even more enjoyable. We had a wonderful time both inside the hotel and on the terrace. The location is also perfect- very convenient, with Starbucks, Citarella, restaurants, and shops just nearby. A big thank you to the staff, who were all incredibly kind and welcoming, it truly felt like we were visiting friends. The manager was especially kind and even showed us the basement, shared the history of the place, and pointed out areas where guests can play chess, backgammon, and billiards. We will definitely be coming back.

Beautiful and well appointed rooms. Very quiet and easy walking distance from everything. Love that they give you beach chairs and towels!

Exactly what I had hoped for in a Bed & Breakfast! Extremely relaxing spot with very kind people who are there to help. They made simple but delicious breakfasts and always had little snacks and drinks on hand. The parking pass for the beaches was a lifesaver. My husband and I stayed in Room 3 and loved it. If we're ever back in the Hamptons, we'll be staying here!

We stayed in Cottage 11. We had a child with us and it was perfect for our group. There are hammocks and place for relaxing. This is a great place worth every penny. Breakfast was superb! You can get beach pass for Cooper’s beach. They lend you beach towels and if there are beach chairs available then them too and fee parking. Service was spectacular. We couldn’t ask for better stay. There was a little issue with Wi-Fi, but the manager was trying her best to fix it and came up with back up solution. Thank you!

The Home is so beautiful and the beds are so comfortable. Edgar helped us out and even gave us such a wonderful tour of history of the home. It is close walking distance to everything and they even provided amazing recommendations of where to dine. Highly recommend.

1708 House is a gem in the Hamptons! It is a quintessential, boutique bed & breakfast in the middle of Southampton. I travel regularly for work and this is the only place I'll stay. The rooms are all unique and tastefully decorated - personally I'm a fan of Rooms 1 and 7 - and the overall attention to detail and customer service is outstanding. So many thoughtful small details that make my stays seamless and comfortable. The bathrooms are immaculately clean, the linens are quality and new, they provide travel toothpaste and toothbrushes, the HVAC is quiet and rooms are always at a perfect temperature, and they offer lovely spreads for breakfast and tea / happy hour. Breakfasts always feature fresh fruit, strong coffee and fresh baked goods from Tate's Bake Shop, along with a chef to prepare hot items. The team is also very friendly and professional, always checking in to make sure your stay is perfect. I've tried out a number of other spots in Southampton and this is THE place to stay out here!
