Filthy abhorrent conditions. 0 stars for value at the townhouses too that aren’t tagged. They renovated the exterior of the townhouses, left nails and building debris all over so my kids got nails in their shoes playing outside. Beyond poorly cleaned and maintained can’t even walk around barefoot. Cheap refrigerator without an ice maker and filthy ice trays. Sink faucet loaded with mildew. A cheap motel grade TV that can’t even load an app making it difficult for children to watch anything. Zero sound attenuation between units and in the cheap glass sliders so all you hear all night is people slamming doors, yelling on their patio. Pullout sofa is worse quality than a prison cot. And best of all small american roaches being found and killed all trip with one making it back in our cooler we found upon arriving home. Management is a liar and couldn’t care less. STAY AWAY. The reception staff here are rude, and management needs to deal with it. We arrived for a holiday and were met at the front desk with an attitude that was dismissive to the point of hostile. That is the first impression this place makes on every guest who walks through the door, and it soured the start of our stay To management: this was Friday 31st July at around 240pm. Pull the roster and have a serious conversation with whoever was on. This is not a one off complaint you can file away. The rooms have been upgraded since my last stay in 2023 but the rooms are still dirty. That makes the reception problem more frustrating, not less. You've spent money on the property and let the front desk undo it. To other guests: if you get the same treatment, don't let it derail your trip. The rest of the hotel is better than the welcome.

First time staying at this resort and I was very pleased with the room. I’ve heard mixed things about the rooms and mine was clean and updated. Located directly on the water and in a great location making it easy to walk from place to place not needing your car. The only “negative” I would say about this place was the stairs and walkways were old and the wood needs to be replaced. I will definitely be booking again next season hopefully in the same room.

We spent two days at the Royal Atlantic. In all honesty, the room was dingy and dated. It smelled of cheap cleaning material and had a musty/damp feel. The furniture was clearly dated and the bathroom was run down as well. We had an ocean front view but the balcony had worn out planks and peeling paint on the ceiling. Unfortunately it rained during our stay and the roof leaked into our room. The only positives were the location to town and the ocean view. If the owners updated the resort, it would be absolutely stunning. We did mention these issues while checking out and hopefully something will addressed. We will not be returning in the near future.

Nice place for a little getaway right on the beach. Also has an outdoor pool and small restaurant with a very limited breakfast included with the room. Nice clean room.

We just finished our stay here and I’d say it was really nice! The location is stunning and our room was incredible.. we were right on the beach! The pool attendant I think his name was Martin was the sweetest most attentive guy, the front desk people were a hit a miss, some nice and some not so nice- one thing that REALLY concerned me and I hope my review is read by management - is the pool side little walk up restaurant.. next to the tiki bar, the woman who was working it ( thicker eyeliner, older woman) took out fish to fry and cut it RIGHT on the cutting board where she cuts everything else/ places everything else.. I watched her as I was waiting for my food, NO gloves- just right on the counter, raw fish as she was also preparing someone’s hamburger- just touching everything with raw fish hands, DID NOT wash her hands, sanitize them etc nothing/ it was very gross and I feel bad for people that may have fish allergies and not know this is being done..really hope this is addressed!!! Overall we are gonna come back next year- thank you royal

+ First class view on the ocean + very clean + housekeeping super friendly and doing top job + young man doing breakfast service was amazing +breakfast was surprisingly good - when you lay in bed you hear the room next to you talking and watching TV - room where breakfast is served is very old and smells

I forgot my orthopedic pillow and they kindly mailed it to me upon my request. Cant beat the view no matter what the season. Ive been to the Condos both summer and winter. They are clean and comfortable. Bring yr own blanket to snuggle with on couch while sitting next to fireplace watching the ocean.

Only nice thing about this place is that it’s in Montauk. We had a room that only had hot water but we didn’t realize that until the morning. Called the office, they sent someone who said they couldn’t do anything they offered us a ‘new room’ to shower in but we were checking out in an hour and didn’t want to lug everything there. I wasn’t looking for a free room but at least 20% for the unconvinced. I’m sure anywhere else is better than this place- in service and maintenance. I recommend Solé Beach across the street.

Many years going there & Diana(blonde always there,hope I get name right) is always extremely helpful and smiling,including on phone.The manager Irfan not so much.The wifi went down at 1:00 pm till 8pm with a simple fix he knew nothing about,mind you I offered to fix as I depend on working while there on my computer. I was lied to by him for 3 hours it'll be fixed and it wasn't until a helpful maintenance worker came to my room to try to rid A MOUSE (didnt) had to show him the easy fix I suggested. I lost quite a bit of money and yes Cheryl offered a little off my last night stay which wasn't nearly the amount I lost.I'm giving another chance,hoping I don't regret it.
