Had a wonderful stay. Sand and Vine was spotless, comforting, and filled with amazing vibes. Location was perfect for visiting nearby restaurants and wineries. Hosts Mark and Johnny were both so welcoming, and their lovely dog Beatrix was absolute perfection. If anyone is looking for a relaxing getaway, this is the place — look no further. Book, relax, and enjoy Long Island.

We stayed back in late July and delayed in writing but felt we had to seeing another recent review. We wanted to reiterate how they felt because it looks like they were dismissed. The actual website and not another platform has a clear error that states Room 1 has a en-suite shower yet it does not. Was a huge issue. Surprised others have not complained. We just dealt with it. Only has a Tub. Someone who has physical issues should know due to restrictions of just a tub. It’s a B&B but because we were the only ones there we were asked to choose the breakfast there or stipend to go out which defeats the purpose of a B&B. We wanted the full experience. We felt that we had to ask for the pool to be opened. It just wasn’t inviting. We felt like it was more of a chore. Also areas around the property needed sprucing. The pergola had dirty furniture. It didn’t feel like anyone was going the extra mile. There are other options in the area that we felt more inviting. I hope that this is used for constructive criticism and not to be taken defensively as that is what hospitality is really about.

We were really looking forward to our stay here, but unfortunately our experience was extremely disappointing. Upon arrival, we noticed that the room we were given did not match the room description and photos from our confirmed booking (via Booking.com). The listing we booked clearly included a private bathroom, yet the room provided was different, with the bathroom across the hall. When we politely raised this with the hosts, instead of engaging in a constructive conversation, we were met with dismissive and defensive responses. The hosts repeatedly denied responsibility for their own listing details, blaming the booking.com platform. They insisted we check out early, and emphasized how they’re the “only 5-star B&B” rather than addressing the actual problem. At no point was there any accountability, empathy, or willingness to resolve the matter in good faith. The tone of the communication felt gaslighting, patronizing, and needlessly confrontational. In the end, we were abruptly cancelled, leaving us to secure another alternative accommodation right away, causing significant disruption to our weekend. What should have been a relaxing getaway became unnecessarily stressful. For prospective guests: please review listings and communications very carefully, as our experience shows a certain lack of professionalism and respect for customers when issues arise.

We came for a long stay over July 4th and absolutely loved it. The house is a perfect location, super charming, and we loved breakfast and especially using the heated pool. The hosts are especially great, super accessible and accommodating, great recs around town. They also have stocked snacks, sweets, drinks, etc, which is a nice extra. We stayed in the one room with a detached but private bathroom, and actually would likely book this one again for the extra space. Perfect home base for staying in the North Fork!

This place is so fabulous I've gone back 3 times in the last few months. Johnny & Mark are incredible hosts. The rooms are spotless and so well designed down to the bedding and percale sheets from Paris! The breakfast is so delicious with the added bonus of eggs from Johnny's girls (chickens lol). Their family room is so cozy with a beautiful fireplace, great snacks and beverages, and you might be blessed with a visit from the most darling pup ever!! I can't wait to return in a couple of weeks to check out the pool and summer experience here! Thank you!

Absolutely loved my stay at Vine & Sand! The entire space was spotless, the hosts were incredibly kind and attentive, and the overall experience felt so peaceful and intimate. The Jacuzzi was a perfect touch, and breakfast was delicious every morning. You can really tell they’ve thought of every detail. Highly recommend for anyone looking for a cozy, elevated stay!

John and Marc were awesome! They were Super cool and personable to my sister and I. John even shared some history of the area with us. The room was cleaned on top level status. Just the way I prefer. The morning breakfast was fresh daily. The hot tub was great and just sitting on the porch to relax was very refreshing. I would highly recommend.
